You should receive notice of your property taxes in November. If not, call Broward County at (954) 765-4697. These taxes are due by March 31 of the following year. You are allowed a discount if you pay early. You can deduct 4% if you pay in November, 3% in December, 2% in January, and 1 % in February. The bill that is mailed to you in November covers the period of the preceding January 1 to December 31 of the current year.
As an example, if you buy a home in November, you would probably see a prorating of the property taxes on the closing statement showing your portion due for the months of November and December and the seller's portion due for January through the closing day in November. Property taxes are based on the assessed value of the property. Look for your truth in millage (TRIM) notice, with the assessed value, to arrive in the mail in August.
